Enough is Enough

On the day after Thanksgiving I am thankful we have a project manager that visited on his day off and actually seems to give a crap about the project. Up to this point we have been put on the back burner, and the framers have not been replaced despite them threatening to do so. The project manager suggested we send an email to support@ email to get the attention of management in a way he is not able to. The coordinator who works in the main office also said that management and maybe even the owners need to be brought into the loop. I am frustrated because I was told management was already notified of the issues on our project. The framers were last on the job at 2pm on Tuesday, if they don't show on Monday we will not meet the deadline for the plumber to start on Wednesday 12/2.

So much water! I looked back at the first rain we had on the project. It was September 5th. That is 85 days ago. According to the first project manager with GC, the OSB can be wet for 100 days. Considering the framers STILL haven't set the vaulted trusses and finished sheeting, this is obviously an issue. GC said they plan to have a Weyerhauser rep visit the site and determine if the floor is still good. Not to mention we will have to put in a bunch of time drying out, and spraying mold control solution on the studs. 

Slow going - Still Framing

 

The framers even worked on Saturday . . but they are still slow, and we still don't have the middle trusses set, and the roof sheeting is still half done. Coordinator indicated today that the plumber is scheduled for rough in next week Tues 12/1. Fingers crossed people!

Trusses are finally fixed!

 4 weeks after the original framers went MIA, they show up to fix their mistakes. The idea of a new framer didn't come through since their schedule couldn't accommodate us before the original framer came back. I am fairly certain the framers have framed 3 other houses in the day they started our project back in August. In the end I am just glad SOMETHING is happening. Since we have had so much rain they have really tore up the beautiful dirt work we had done . . so that will need to be fixed in the spring. We should see the framing wrapped up next week. They need to set the vaulted ceiling trusses, and then sheet the roof. All other trades on hold until that work is done.

November 11th and 12th they used the forklift to push the trusses to the correct location.

Quite the steep slope!

November 8th, 2020 First really noticeable frost:

New framer, maybe?

 Since my last update nothing has happened ON the site. 

The builder gave the framer a deadline of Wednesday the 4th to get back on the job or be replaced. They did not arrive yesterday for that deadline, so the paperwork to initiate the transition has begun. One slice of good news, the builder did send the framer they had just finish a job in Darrington job come by and access the framing here. He said given all that he needs to fix he would need to be paid as if he did the entire project. Great. I let him know I have no control over the financial part and to work that out with GC . . that is their financial mess to clean up. GC is working out a plan with the new framer and will contact me with a new timeline. They expect it to take 2 weeks to complete the framing. 

Now we shift the next trades another 2 weeks for the 3rd time!

Oh and they are planning to have a Weyerhaeuser rep come out to do a quality control check on our framing since it has sat WET for so long! 

It's getting old

No framers AGAIN for over a week. The builder seems to be giving them chance after chance. They indicate they are doing this because finding a new sub is nearly impossible after the closure has left the industry with fewer subs to choose from. Still no indication as to why the framers are not here, but I'm sure it's because they jumped to a different job so they can get paid. This job hasn't reached a milestone to get paid yet. I am frustrated. 

Tomorrow is the site visit with the project manager. I hope something comes of it.

Still delayed

 The framers came in on 10/19 and 10/20 to start the 'fix' on the trusses. We haven't seen them back since then. They were supposed to have it fixed by Friday the 23rd. The project manager and the trade coordinator are working to get answers from the framer and plan to replace them if they are not able to complete before the plumber is scheduled on 11/9. Bad news is that in order to find a new framer it will take time therefore we would see additional delays. 

So here we sit, waiting  . . . with a wet soggy house :( 

Trusses not right

 Weeks ago (9/21 the day trusses were delivered to be exact), I contacted the project manager asking about the truss placement. They didn't like correct to me. He assured me that was not the final placement, and they were only braced in this position for now. A couple days later I mentioned it to the framing crew just to see what they thought. They also assured me it was fine. ooookkkkkkkkkk

9/21/20

Fast forward a few weeks and very little work done (still no roof!), on a job that started 8/21 and should have take 2-3 weeks and we had a visit from the project manager (and the new project manager who is taking over). "Oh, yep, those are in the wrong place".

What!? I should also mention when the frames went MIA for 10 days I ended up reaching out to the construction manager to get answers. Since I had his contact info I also sent him the photos and asked what he thought. His answer Monday the 12th was "I'm looking into it" . . meanwhile the framers are attaching subfloor and walls to these trusses that are wrong. 

So then the project manager says he will be filling out a TSV report basically warning the framer that he has 7 days to correct it. We asked what happens if he keeps dragging it out, do they find another framer. His answer "Yes, however then we have to find a framer who is willing to do the fix and the remainder of the job for whatever funds are left after we paid the original framer for his time. If we chargeback the original framer to pay for the new framer he will likely put a LEIN on your home". 

You have GOT to be kidding. I'm so stressed I can hardly breath, let alone sleep, eat and all the other things I need to keep up on.

Lesson? Don't build with a spec home builder, pay more and go with someone smaller that you trust. 

Here are some recent photos including a hail storm, but other than that nothing much new. 

Lets hope we can keep this in 1 piece until they install it. At this rate it will be December. Seriously.
