Good things come to those to wait, right?

 Today Facebook reminded me today where we were 4 years ago. This was the month we sold our home of 12 years in Oso in order to build our dream home on Lake Riley Road. Look how little Aleesa was! 4 years, a home sale, living in 3 different places (including an RV for 7 months), a business that grew like crazy and all the permitting and planning that is required before you can actually start! I think I see the light at the end of the tunnel. 

Framing Corrections

Nearly 5 months later than it should have happened, but there is a new framer here doing the corrections including replacing some of the shear wall. County inspector here this afternoon for a consult to ensure the do all that is needed to pass the shear wall inspection that should be happening on Monday 3/22.

At a stand still

 Well, here we are. At a stand still. The GC is trying to find a replacement framer STILL. They have some OSB sheathing on the exterior that need to be replaced before they can call in shear inspection for the 4th time and then proceed to siding. Then there is still the framing inspection that is in the future, but the stair treads are all wrong, doorways not the right width . . etc . . the list goes on. 

We are still negotiating with them to get out of the contract after framing inspection. We so badly just want out now, but given all of these framing issues that they are currently having to cover the cost on, we just can't see taking that on . . it would be a huge mistake financially. 

Also still waiting for an answer on the mold issue. 

Good news is the roofer returned and installed the last trim piece that was missing under the snow. 

3/6 was 1 year since we were issued our permit, and 4/7 1 year since closing on the construction loan. 

Here is how the house looks . . lovely housewrap blowing in the wind. It looks really ghetto. 

Mold

The GC has agreed verbally in a zoom call to reimburse for mold mitigation. We are awaiting details in writing. The county inspector also indicated they will be requiring a mold mitigation report at the framing inspection (this is good for us). At our meeting with the operations manager we discussed switching to a shell build so they stop after framing inspection. I hope this can happen...however we will need to hire a new GC which might prove to be tricky...

New project manager

 The most recent project manager started in July, he quit last week, no notice. 

We now have the same project manager who started the project back in May. He was the one on the job when all the framing went south, so I am not excited. 

We still haven't passed shear inspection because no one has returned to take off the housewrap.

We met with the GC management team yesterday via zoom to discuss converting our contract to a shell build instead of having them finish the project. The downside is that we need to find a GC that would be willing to pickup where they left off. We also need to agree on a dollar amount. You would think we would pay them according to the draw schedule and then move on, but they threw some ridiculous numbers at us. Still waiting  for an email from them on how they calculated their figures.

3rd try on Shear Inspection

 Today is the 3rd try on the shear inspection. The GC sent 2 project managers yesterday to remove the paper after we failed inspection a week ago. The inspector asked for all housewrap to be removed. This is where we stand today for inspection.

The project managers also spent time taking moisture readings (vary from 17% to 42%!), and spray painting framing issues. Among them are:

Kids closets are completely wrong - too deep and door opens are too narrow

Kids bedroom doors are both the wrong widths

Stair railings need more support

Blocking needed in various locations

Lingering framing issues due to the past truss issue

Project manager contacted framer about these fixes, to which he responded 

"I am not returning to that job".

So wish us luck, looks like this will be the next hold up.

Siding arrived and is supposed to be installed Wednesday the 24th.

Our custom door was also delivered - pending install

HVAC, Roof and snow

      HVAC guys were quick - in and out in 1/2 a day! 

Roofer couldn't quite finish before the snow came. One last piece on the back.

He said the facia was so bowed he couldn't install the metal without replacing.
